What goes into buying a home? Well, there’s typically a down payment, a mortgage, a real estate agent and probably a lot of house hunting. But what goes on in the minds of homebuyers? We may know the steps and factors involved in purchasing a home, but how do homeowners ultimately arrive at their decisions in a place such as Colorado?
The Colorado Housing Market
According to Redfin, the median sale price of a Colorado home in mid-2025 is $599,000. According to Zillow, that number is $549,409; both are down slightly from their corresponding 2024 numbers. By some metrics, Colorado is the fifth most expensive state in which to buy a home (sixth-highest including Washington D.C.). That’s not an encouraging statistic for aspiring homeowners, but on the bright side, Colorado has the third-highest median income of any state (fourth-highest behind D.C.) So house prices are largely commensurate with income.
That doesn’t make buying a home easy, though. For people trying to get on the housing ladder, it’s a struggle pretty much everywhere across the nation, at least in urban and suburban areas. Having said that, it’s far from impossible. So how do homebuyers in the Centennial State go about making their decisions?
Home Buying Behavior
Buying a home typically involves a lot of excitement, a fair amount of anxiety, probably some frustration, and ultimately (hopefully) relief and joy. And then, of course, you have to move all your stuff, and that cycle repeats.
What do homebuyers look for, though? There are practical needs, but a sense of comfort and belonging are also key. Home-buying decision-making typically involves evaluating a range of factors. There are basics such as location and price, but also how well a home and its surrounding environs jibe with a person’s or family’s long-term goals. How long do you want to live in your new home? Is five to ten years practical? Or are you looking for a forever home?
But let’s be honest: buying a home is rarely a clinical, purely intellectual endeavor. Emotions play a big part in purchasing a home, too — vibes matter. If you’ve ever been home hunting, to purchase or to rent, you’ve probably experienced the thrill of imagining your life in a beautiful home … and then the anxiety of wondering how you can afford it.
Recognizing and managing these emotions is crucial to making the right choice, and for many, it’s not one they should make alone. Of course, one’s partner and family can help make the decision. But there are also professionals, such as realtors who know their localities and housing stock, and financial institutions that can help you figure out your mortgage options.
